Historic Furlow School
9,912 SF | 2.13 Acres
Discover a rare opportunity to own a landmark with deep local roots in Americus—the former Furlow Grammar School, a historic school building constructed in 1914 and located within the Americus Historic District (NR designation 1976). The 2.13 acre site dates back to 1859 as the Furlow Masonic Women’s College, the property reflects more than a century of educational and cultural history in Sumter County.
Set within the Americus Historic District (NR 1976), this approximately 9,912-square-foot historic school building on a 2.13-acre site offers a unique redevelopment opportunity for buyers seeking a preservation-forward project near the growing Georgia Southwestern State University campus.
Due to the property’s prolonged vacancy since the 1980s, the interior may not be suitable for standard rehabilitation as-is, which makes this an attractive candidate for the installation of a new steel framing system within the historic shell, allowing for a thoughtful blend of preservation and modernization.
Known for its stunning historic buildings and charming downtown area, Americus showcases a unique Southern charm that captivates residents and visitors alike. The city is also home to significant higher learning institutions, like Georgia Southwestern State University, which contribute to a dynamic community atmosphere. With its welcoming neighborhoods and commitment to preserving its heritage, Americus offers a delightful experience where history and education come together harmoniously.
If you’re looking for a distinctive redevelopment with acreage, an existing substantial building footprint, and the ability to shape a future use under historic preservation guidance, this is a standout opportunity—schedule your showing to discuss redevelopment ideas and review the applicable rehabilitation requirements.
A proven track record of successful development of projects of this scale will be required of potential buyers. Acquisition costs can be negotiated and will be determined in consultation with the Americus Downtown Development Authority based on the viability of the proposed end use.
Property is sold “As-Is, Where-Is” meaning that it cannot be moved or demolished, and it is the buyer’s responsibility to make improvements that are compatible with the historic character of the property. Properties sold through this program have conservation easements in place to ensure the historic integrity of the property is retained. Additionally, buyers are required to sign a Rehabilitation Agreement and all work done to the property must abide by the Secretary of the Interior’s Standards for Rehabilitation.
